How to Compare Strata Levies
How it works
This calculator lets you compare strata fees across two or three properties side-by-side. For each property, enter the location, building type, size, age, and amenities. The calculator estimates quarterly and annual levies using industry data, then compares them across all properties.
If you have the actual quarterly levy from a strata report, enter it in the Known Quarterly Levy field. This overrides our estimate and gives you a more accurate comparison. The 10-year projection will also use the actual levy as its starting point.
The 10-year cumulative cost projection assumes a 5% annual increase rate and 2.5% inflation, showing you the true long-term cost difference between properties.

Key concepts
- Quarterly Levy
- The amount charged every three months by the owners corporation to cover building operating costs and the capital works fund. This is the primary cost you pay as an owner.
- Known vs Estimated Levy
- An 'estimated' levy is calculated from industry averages. A 'known' levy is the actual amount from a strata report. Known levies are always more accurate for comparison.
- 10-Year Cumulative Cost
- The total amount you'll pay in strata fees over 10 years, assuming fees increase at 5% per year. This reveals how seemingly small quarterly differences compound over time.
- Strata Report / Information Certificate
- An official document from the owners corporation containing the current levy schedule, financial statements, capital works fund balance, and any planned special levies. Essential reading before buying.
Example: Comparing Two Sydney Apartments
Property A: A mid-rise apartment (4-9 floors) in Sydney with 31-60 units, established age, pool and gym. Estimated quarterly levy: ~$1,450.
Property B: A low-rise apartment (1-3 floors) in Sydney with 11-30 units, established age, no pool or gym. Known quarterly levy from strata report: $980.
The quarterly difference is approximately $470, which adds up to ~$1,880 per year. Over 10 years at 5% annual increases, you'd pay approximately $23,500 more for Property A. That's the cost of the pool and gym access — worth considering against the amenity value.
